Application BH2008/01521 & 01321

Flat 3, 16 Brunswick Terrace, Hove. Brunswick Town CA.

"Removal of rotten French doors and replacement with period box sash windows".

HCS was in favour of Approval of this application. CAG recommended Approval, but with the stipulation that the replacement sash windows should be in the original multi-paned Regency period style, rather than the twin single-pane style introduced during the Victorian period.

Application BH2008/01921 & 01930

Garages opposite 2 St. John`s Road, Hove. Brunswick Town CA.

"Demolition of existing garages and erection of new B1 unit".

HCS was in favour of Approval of this application, which replaces a previous application for construction of a one-bedroom house. CAG recommended Approval of both demolition of the existing garages and construction of the proposed new business unit.

Application BH2008/02606

5-6 Western Road, Hove. Brunswick Town CA.

"Part demolition of four storey building including removal of second and first floor front wall down to pavement and 3m section into passageway (retrospective)". 

Both HCS and CAG regret that the original building was demolished on structural grounds prior to unsatisfactory building work between September 2005 and September 2006. Remodelling of the new construction has been the subject of close liaison with the B. & H. City Council planning team, to ensure that the end result will be compatible with conservation criteria and sympathetic to the adjacent buildings. CAG recommended Retrospective Approval of the demolition, as a prerequisite for the necessary remedial work, with the specific condition that the original brick walkway to Farman St. be restored.

Application BH2008/02346

72 Wilbury Road, Hove. Willett Estate CA.

"Application for Conservation Area Consent for demolition of an existing double garage, forecourt and associated structure and erection of a new 2 bedroom detached house on 3 levels with parking space and garden."

The proposed new dwelling would be on an incongruously small scale compared with the adjoining terraces of both Cromwell Road and Wilbury Road. It would obscure windows just a few feet away on the west elevation of the Cromwell Road terrace. It would obscure the view of tree foliage from Cromwell Road and involve the loss of some existing soft landscaping. It would intrude upon a welcome gap between tall buildings which was an integral part of the original architectural design of the area. Both HCS and CAG recommended Refusal of the application.

"Erection of two new 5 bedroom family homes"

HCS was prepared to recommend Approval of this application - though unenthusiastically - on the grounds that the designated plot of land (at the bottom of the garden of an existing house) was just big enough to accommodate two extra houses, albeit uncomfortably cheek by jowl. CAG was less enthusiastic still, and preferred to offer No Comment, to which HCS readily acceded.

Hove Railway Station, Goldstone Villas, Hove. Hove Station C.A.

Both HCS and CAG commended the proposal to replace existing lightweight polycarbonate canopy-panels with glass, i.e. the material originally used when the building was constructed in 1893. It was accepted that for load-bearing reasons one section of canopy would have to continue to use the lightweight modern material. However both HCS and CAG recommended Refusal of the proposal to replace the existing traditional-style timber valances with an aluminium version.  Hove Railway Station is, after all, a Grade II Listed Building...
