Objections September 06

4 St Johns Road: demolition of the existing building and erection of 3 terraced live/work houses.No objection: approval of the detail apart from the raised roof height, including slate roof and smooth rendering. CAG pointed out the asymmetry of the windows and discrepancies between the roof plan & elevation. Safeguard needed to ensure site is not left undeveloped after demolition

Hove Station, & approach: replacement of light fitting, graphics to side walls, replacement of polycarbonate panel and graphics and add cycle channel to the stairs. No objection but the cycle plan was not clear. CAG was concerned with bridge safety and that repairs should be done first.
Land in Holland Mews, rear of 29/31 Holland Road: Plans similar to new building opposite. Site is cramped and awkward but no objection made.

58& 58B New Church Road: 2 storey extension. No objection but CAG considered the design unsatisfactory but did not recommend refusal.
Hove Park Café:  extension to provide new restaurant space, toilets and disabled access. Hove Civic Society considered the design unacceptable and has made an objection

Land at rear of 44 Albany Villas: demolition of existing garages and erection of 2 bed house. Design of the house considered inappropriate and ugly.  Plans inadequate for planning law requirements and there is no vision of the relationship to the adjoining buildings.  CAG also objected on the same grounds therefore the application to demolish was recommended for refusal.

Hove Park Cafe: The society considers that the proposed extension is totally out of keeping with the existing 1920's architecture, is very ugly and therefore inappropriate. It would be detrimental to this wonderful park.

Flat 3 33A Brunswick Square:  The society have carefully considered this application and the supporting documentation.  The development permitted at the rear of the above building resulted in the loss of mature trees and a reduction in the boundary wall resulting in excessive overlooking of the applicants flat.  This application intends to redress the problem and has our support.

5/6 Western Road:  The revised plans on this retrospective application have been accepted as they fit in well with the surroundings and work was essential for the safety of the building.   Despite some reservations CAG felt that they could rely on the officers to monitor the ongoing work but the planning department welcomed the  comments from the meeting and would ensure that, despite some difficulties, a careful eye would be kept on the development.
